Who runs this site
welcome-realestate.com is the personal website of Machhendra Thapa, a licensed Colorado real estate Broker Associate. Real estate brokerage services are provided through West + Main Homes, 2590 W Main St, Littleton, CO 80120.
West + Main Homes operates its own websites and systems under its own privacy policy. This policy covers this website only. Once you become a client, the paperwork and systems used for your transaction are the brokerage’s, and its policy governs them.
What this site collects
The contact form
The contact form asks for four things: your name, your email address, a subject, and a message. The message field is optional. There are no hidden fields.
When you submit it, that information is sent as an email to the site’s inbox. It is not stored in a database on this site, and it is not passed to any advertising network, data broker, lead-buying service, or CRM. It goes to an inbox and it stays there until it is deleted, the same way any email you send to anyone does.
Submitting the form is not a request for marketing email, and you will not be added to a mailing list by filling it in. If you write to ask a question, you get an answer to that question.
Server logs
Like effectively every website, the web server records requests it receives. Those logs include your IP address, the page requested, the time, and your browser’s user-agent string. They are generated by the hosting infrastructure, are used for security and troubleshooting, and are rotated and discarded by the host on its own schedule.
What this site does not do
This list is unusually short for a real estate website, and it is deliberate:
- No analytics. There is no Google Analytics, no Tag Manager, and no equivalent.
- No advertising or tracking pixels. No Meta pixel, no ad-network tags, no retargeting, no cross-context behavioural advertising.
- No third-party scripts at all. Every script and stylesheet this site loads is served from this domain. The typefaces are self-hosted, so loading a page does not tell a font provider you were here.
- No cookies on an ordinary visit. Browsing this site anonymously sets no cookies. WordPress sets cookies only if someone signs in to administer the site, which is not something a visitor does.
- No selling or sharing of personal information. Not to data brokers, not to lead aggregators, not to anyone.
- No profiling or automated decision-making.
If any of this changes — an analytics tool, a booking embed, a property-search feed — this page gets updated before the change ships, and the date at the top will tell you.
Who else can see your information
Two parties, both structural rather than commercial:
- The web host, which runs the server this site sits on and therefore holds the server logs described above.
- The email provider that carries and stores the message the contact form sends.
Beyond that, information may be disclosed if the law requires it — a subpoena, a court order, or a comparable legal obligation.
Your choices and rights
The Colorado Privacy Act gives Colorado residents rights over their personal data, but it applies to businesses above defined size thresholds — processing the data of 100,000 or more Colorado consumers in a year, or 25,000 or more while deriving revenue from selling personal data. A site of this size does not come close to either threshold, so those obligations do not attach here.
The rights are honoured anyway, because there is no good reason not to. Ask, and you can:
- Know what has been received from you and what was done with it.
- Get a copy of it.
- Correct anything inaccurate.
- Have it deleted. In practice this means the email you sent, and any reply thread, is deleted from the inbox.
Use the contact form to ask. There is no charge, and no account or verification hoop — though enough detail to find the right message is helpful, and identity may need confirming before anything is deleted, so that one person cannot erase another’s correspondence.
Server logs are a partial exception: they are held by the hosting infrastructure and rotated automatically, so an individual IP entry generally cannot be pulled out on request before it ages out.
Children
This site is meant for adults doing adult things — buying and selling property. It is not directed at children, and information is not knowingly collected from anyone under 13. If you believe a child has sent something through the form, say so and it will be deleted.
Security, honestly stated
The site is served over HTTPS, kept up to date, and administrative access is restricted. That said: email is not a secure channel, and no website can promise perfect security. Please do not send bank details, Social Security numbers, or scans of identity documents through the contact form. When a transaction needs sensitive documents, they go through the brokerage’s secure systems — and if you ever receive wiring instructions by email that appear to come from this site, treat them as fraudulent until you have confirmed them by phone with a number you looked up yourself.
Do Not Track and Global Privacy Control
These signals ask a site to stop tracking you. This site does not track you in the first place, so there is nothing for the signal to switch off.
Changes
Changes to this policy will appear here with a new date at the top. Material changes will be described rather than quietly folded in.
