Licensing and brokerage

Machhendra Thapa is a licensed Colorado real estate Broker Associate. Colorado does not issue a real estate “agent” licence; the licence is a broker licence, and an associate works under an employing brokerage. His is West + Main Homes, 2590 W Main St, Littleton, CO 80120, and all brokerage services described on this site are provided through that firm.

Colorado brokers are licensed and regulated by the Colorado Division of Real Estate. Any Colorado licence can be looked up on the Division’s public licence lookup, and you are encouraged to verify anyone you are considering working with — including him.

The architecture background — what it is, and what it is not

This site leans on a genuine background in the built environment: a five-year professional degree in architecture, a Master of Urban & Regional Planning, and work across design, construction, engineering, historic preservation, and project management. That background is real, and it changes what gets noticed at a showing.

It does not make him a Colorado-licensed architect, and he does not hold himself out as one. “Architect” is a protected professional title in Colorado. Nothing on this site should be read as architectural services, an architect’s professional opinion, or work performed under an architecture licence.

Nor is he a home inspector, structural engineer, surveyor, appraiser, or contractor. Observations about a foundation, a roof, drainage, a wall that looks like it was moved, or what a renovation is likely to cost are the informed observations of someone who has worked on buildings. They are not an inspection, an engineering assessment, an appraisal, or a bid, and they carry none of those protections.

The practical rule, and the one he will tell you himself: always commission your own independent inspection, and bring in a licensed engineer, surveyor, or contractor where the stakes call for one. A useful second pair of eyes early is exactly that — it is not a substitute for the professional whose report you can rely on.

This site does not currently host a property search or display MLS listing data. If that changes, the feed’s own attribution and accuracy requirements will be displayed with it.

Where any property detail appears — square footage, lot size, year built, permitted use, school assignment — treat it as information believed reliable but not guaranteed, and subject to change. Public records contain errors, and assignments and boundaries are redrawn. Anything that would affect your decision should be independently verified before you rely on it.

Where completed transactions are shown, they are records of work done. They are not a prediction. Every property, market, and set of circumstances is different, and no outcome, timeline, or price is promised or implied by anything shown here.

Market commentary and figures

Market conditions change faster than a website does. Any figure published here is accurate as of its stated date and source, and is offered as background rather than as a basis for a decision. If a number matters to your decision, ask for the current one.

Neighborhood guides

The neighborhood guides describe architecture, planning history, housing stock, and the physical character of places. They deliberately do not characterise who lives in a neighborhood, and they never will — that is both a fair housing obligation and, frankly, not information that helps you evaluate a building.
